Hurricane Flooding: What Gulf Coast Homeowners Need to Know

When a hurricane approaches Pensacola and the surrounding Gulf Coast, flooding can be just as destructive as high winds.

One of the most important things to understand about your insurance coverage is that flood damage and wind damage are not necessarily covered by the same insurance policy.

One Storm, Two Coverages

What's the Difference Between Wind Damage and Flood Damage?

Wind Damage

When hurricane winds damage your roof, windows or siding, resulting damage may be covered by your homeowners insurance, depending on the terms of your policy.

Flood Damage

When storm surge, overflowing waterways or rising surface water enters your home, this is generally considered flooding. Standard homeowners insurance typically excludes this damage. Separate flood insurance is generally needed.

Wind-Driven Rain

Wind-driven rain can be more complicated. Whether the water entered through a storm-created opening and the exact terms of your policy can affect coverage.

Every policy is different. Your insurance company will evaluate your particular damage and the coverage available under your policy.

What Should You Do If Your Property Floods?

  • Wait until your property is safe to enter.
  • Photograph water levels, damage and affected belongings.
  • Keep a detailed inventory of damaged items.
  • Report damage promptly to your insurance carrier.
  • Save receipts for emergency repairs and cleanup.
  • Do not discard damaged belongings until they have been documented and you have followed your insurer's instructions, unless health or safety requires removal.

Important: Flood Insurance Waiting Periods

Most National Flood Insurance Program policies have a 30-day waiting period before coverage becomes effective, with limited exceptions. Private flood insurance terms may differ.

Purchasing flood insurance immediately before an approaching hurricane generally will not provide protection for that storm.

For future protection, our team can help you explore flood insurance options for your Florida home or business.
